By using Threshold, you agree to these Terms of Service. Please read them carefully.

Use of the Platform

Threshold is a real estate information and listing platform. We do not act as a licensed real estate broker. Property listings are provided by licensed agents and brokers. All transactions are between buyers, sellers, and their respective licensed representatives.

Listing Accuracy

Threshold makes good-faith efforts to verify listing accuracy, but we do not guarantee the accuracy of property details, prices, or availability. Always conduct independent due diligence before any real estate transaction.

Service Credits

AssetShop service credits are prepaid usage credits with no cash value outside the AssetShop ecosystem. Credits are non-refundable, non-transferable, and cannot be exchanged for currency. Credits expire after 12 months of account inactivity. They are prepaid service credits, not tokens, not cryptocurrency, not a financial instrument, not stakeable, and carry no investment-return expectation.

Limitation of Liability

Threshold is provided "as is." We are not liable for any real estate transactions, investment decisions, or financial losses arising from use of the platform. The platform is a tool for information, not financial or legal advice.

Governing Law

These Terms are governed by the laws of the State of Delaware, United States, without regard to conflict of law principles.

Cookie Policy

Threshold uses minimal cookies to provide core functionality. We do not use advertising cookies or sell data to ad networks.

Essential Cookies (Always Active)

• Firebase Auth Session, Keeps you signed in across pages. Expires when you sign out.
• Threshold Preferences, Stores your theme, filter, and notification preferences in localStorage. No expiry.
• Cookie Consent, Records your consent choice. Stored in localStorage.

Analytics Cookies (Optional)

• Firebase Analytics, Aggregated usage data (page views, feature usage). Never personally identifiable. Opt in/out via Settings → Data & Privacy.

Managing Cookies

You can manage cookie preferences in Settings → Data & Privacy, or clear all cookies via your browser settings. Essential cookies cannot be disabled without breaking core platform functionality.

All real estate advertised on this platform is subject to the Federal Fair Housing Act of 1968 (as amended), which makes it illegal to advertise any preference, limitation, or discrimination because of race, color, religion, sex, handicap, familial status, national origin, or intention to make any such preference, limitation, or discrimination.

Our Commitment

• We do not permit listings, advertising, or search/targeting features that discriminate against any protected class.
• Listing descriptions are reviewed for compliant language; discriminatory terms are prohibited and removed.
• Our matching and recommendation systems are designed to avoid proxies for protected characteristics.
• We comply with state and local fair-housing laws, which may protect additional classes (e.g., source of income, sexual orientation, gender identity, age).

Reporting Discrimination

If you believe you have experienced housing discrimination, you may file a complaint with the U.S. Department of Housing and Urban Development (HUD) at hud.gov/fairhousing or call 1-800-669-9777. You may also report concerns to us at fairhousing@homerealty.eth and we will investigate promptly.

Compliance & Required Disclosures

RESPA / Affiliated Business Disclosure

Threshold is a technology platform, not a settlement-service provider. Where Threshold refers users to mortgage, title, insurance, or escrow partners, any affiliated-business or referral relationships will be disclosed at the point of referral as required by the Real Estate Settlement Procedures Act (RESPA). You are never required to use a referred provider and are free to shop for these services.

Anti-Money-Laundering (AML) & Identity (KYC)

For transactions that move funds, applicable AML and Know-Your-Customer requirements apply. Identity verification may be required before completing certain actions. Threshold cooperates with all lawful requests and maintains records as required by the Bank Secrecy Act and FinCEN guidance for covered transactions.

Brokerage Licensing

Threshold does not act as a licensed real estate broker. Brokerage services are provided by licensed professionals in each jurisdiction. Nothing on this platform constitutes brokerage, legal, tax, or financial advice.

DMCA / Copyright

We respect intellectual property rights. To report content that infringes your copyright, send a notice with the required elements (identification of the work, the infringing material, your contact information, a good-faith statement, and your signature) to our designated agent at dmca@homerealty.eth. We will respond in accordance with the Digital Millennium Copyright Act.

Listing Accuracy & Verification

Listings marked "verified" have passed automated and/or manual data checks. Verification is not a guarantee of accuracy, condition, or availability. Always conduct independent due diligence and professional inspection before any transaction.

Regional, Jurisdiction & Tax

Governing Law

These terms are governed by the laws of the State of Delaware, USA, without regard to conflict-of-law principles. Real estate transactions are additionally governed by the laws of the state and locality in which the property is located.

Regional Availability & Data

Threshold is operated from the United States. If you access the platform from outside the US, you are responsible for compliance with local laws. We honor regional privacy frameworks including the EU/UK GDPR, California CCPA/CPRA, and other applicable state privacy laws. EU/EEA visitors receive consent-first cookie handling; California residents may exercise "Do Not Sell or Share My Personal Information" rights (note: Threshold does not sell personal data).

Currency & Pricing

All prices and property values are displayed in US Dollars (USD) unless otherwise noted. Subscription pricing is processed in USD; your card issuer may apply currency conversion for non-USD accounts.

Tax Information

• For agents & sellers earning income through the platform: you are responsible for your own tax obligations. Where required, Threshold (or its payment processor) will issue IRS Form 1099-K/1099-NEC for qualifying payouts and collect Form W-9 information.
• Subscriptions: applicable sales tax/VAT is calculated at checkout based on your billing location.
• Real estate transactions: property taxes, transfer taxes, and capital-gains implications vary by jurisdiction. Consult a licensed CPA or tax advisor.
